SELLING ON THE NORTH COAST

PREPARE TO
sell well.

A useful property listing helps a buyer understand the home, its location and what needs checking. Start with accurate information, then plan the presentation, viewing arrangements and sales process around it.

1. Organise the property information

Create a source folder before writing the listing. Keep the exact address, ownership or scheme details, plans, recent maintenance information and a list of included fixtures together. Confirm bedroom and bathroom counts, parking arrangements and any stated floor or land area against reliable documents.

  • Request current rates and levy information and identify additional scheme or estate costs.
  • Record known defects and unresolved maintenance questions for discussion with your agent and conveyancer.
  • Confirm which rules affect pets, letting, alterations and access to shared facilities.
  • Explain which images are current, which show common facilities and whether any image is an architectural render.

2. Discuss evidence and your sales approach

Ask the agent how the proposed asking price was reached. A current asking price, a previous sale and an automated estimate are different kinds of evidence. Compare the home’s condition, ownership type and position before treating another property as comparable.

Agree on the marketing scope, fees, mandate terms, communication and viewing process in writing. Discuss the information you will receive after launch and when you will review the approach. Avoid promises about a guaranteed price or a guaranteed selling time.

3. Prepare photographs and a useful description

Prioritise cleanliness, light and a clear sense of the layout. Photograph the actual home and label shared facilities accurately. Give each room and outdoor area enough context for a buyer to understand how it connects with the rest of the property.

Write specific descriptions of features you can verify. Use the correct area or estate name, explain the ownership arrangement and distinguish current facilities from plans. A coastal location does not by itself establish a sea view or direct beach access.

4. Plan viewings and follow-up

Agree on access arrangements, suitable viewing times and who responds to enquiries. Keep personal documents and valuables secure during visits. Record the questions buyers ask and provide consistent, accurate answers through the person handling the sale.

When an offer arrives, have the relevant professionals explain its terms, outstanding information and proposed timing. Keep the listing current as availability changes and remove or update it once it no longer represents the property.

Prepare the presentation and property information

Use our coastal home photography and viewing guide to plan the presentation, and our estate levy guide to organise the cost information buyers need.

What should a North Coast property description include?

The exact location, ownership type, verified accommodation, parking, condition and included features give buyers a useful starting point. Add clear information about shared costs and estate or scheme rules when relevant. Support distances, floor areas and facility claims with a reliable source.

Can I list my home here now?

Live listing submissions and enquiry processing are being prepared. The current showcase demonstrates the design; it does not advertise verified stock. Read our service status before sending any information.

Use this checklist to prepare your information. Your agent, conveyancer and other relevant professionals should confirm the details of the sale.
